Transport
A sustainable transport strategy underpins the scheme, with strong emphasis placed on integrating the development into its surroundings through clear and attractive connections to public transport, walking and cycling routes, and the wider movement network.
The site’s location, immediately off Junction 26 of the M25 to the south of Waltham Abbey, is a key consideration in the evolution of the masterplan. The proposals do not have an adverse impact on the strategic road network. Access is proposed via a new signalised junction positioned at a natural low point on Dowding Way, helping to ensure an efficient point of arrival that responds to the site’s topography and surrounding context.

Pedestrian and cycle connections will be enhanced through links to the existing public right of way network to the west of the site, supporting active travel and improving permeability. In addition, active frontages along both the M25 and the Dowding Way boundaries will help to establish a more suitable connection to surrounding transport infrastructure and landscape setting.
Electric vehicle (EV) charging infrastructure will also be incorporated within the scheme, further supporting a shift towards low-carbon travel and reinforcing the development’s overall sustainable transport objectives.
